Most of the greens need a lot of TLC (weed growth and dead spots). Way too many fairway divots, from lots of rounds, unfilled.

Fairways in great shape. Tee boxes can use some TLC. Greens overall are in decent condition with several needing some TLC. Rolling at about 8-9. Bunkers are too inconsistent still needing more grooming. Overall, better than average.
